Project Overview
ESE Partners recently provided professional consulting services for the abatement of certain asbestos containing materials (ACMs) from a 1960s era multi-family residential complex located in Waco, Texas. As the result of a pre-renovation survey, certain asbestos containing building materials (ACBMs) were identified at the Site. In coordination with larger project renovation team, ESE worked with the property owner and general contractor to successfully develop a scope of work which provided for the removal of asbestos containing materials located with the path of construction to allow for the planned mechanical, electrical, and plumbing (MEP) upgrades to the existing improvements.
Since the 14-building 160-unit multifamily project was fully occupied, it was completed on a rolling building by building basis which required close coordination with property ownership, tenants, and other trades working a the Site. ESE developed a project design specification to support the path of construction abatement. The asbestos abatement was performed by a licensed asbestos abatement contractor which was overseen by ESE. ESE is a fully integrated licensed asbestos consulting agency and asbestos phase contrast microscopy (PCM) laboratory. During the period of performance, ESE performed continuous project management and air monitoring of the project for its duration of the course of an entire year.
Following the asbestos abatement of each designated work area, ESE provided a two-stage clearance process utilizing a walkthrough visual as well as air sampling to ensure reoccupation of the structures was safe for residents. Following completion of the project, all project details, air sampling data, and relevant information were provided in a final Closeout Report to the Client.
